It is a transfer of an interest in land, from the owner to the mortgage lender, on the condition that this interest will be returned to the owner of the real estate when the terms of the mortgage have been satisfied or performed.

Although most mortgage experts say that rates 5 percent are pretty much the same wherever you go, give or take this tiny 5 percentage. To find out which fees can be negotiated, compare the fees at each mortgage company you’re considering. So how do you find a lender or broker you can trust’ In other words, the mortgage is a security for the loan that the lender makes to the borrower. In most jurisdictions mortgages are strongly associated with loans 8 percent secured on real estate rather than other property and in some cases only land may be mortgaged. Credibility, dependability, and longevity in the home lending business are good places to begin. See mortgage loan for residential mortgage lending, and commercial mortgage for lending against commercial property. Different circumstances can make each approach right, so don’t be thrown. Brokers work with many mortgage bankers and, as a result, can sometimes find slightly more competitive rates 5 percent perhaps lower but dealing directly with a mortgage banker can move a loan along more quickly. Arranging a mortgage is seen as the standard method by which individuals and businesses can purchase residential and commercial real estate without the need to pay the full value immediately. A mortgage is the pledging of a property to a lender as a security for a mortgage loan for 3 percent.

But others will claim low rates to bring in customers or tell you that the rates 6 percent offered by competitors will change.

Start with credibility. It’s not easy to know if the prices quoted by lenders are reliable. See which lenders are charging fees 9 percent and for how much. Different lenders charge different fees. Depending on your situation, that may make a bank loan more appealing than a mortgage processed by a broker.

Many of these fees are fixed but some can be negotiated.

While a mortgage in itself is not a debt, it is evidence of a debt of 6 percent. Some will quote you precise, competitive rates 9 percent. Settlement costs can include everything from broker commissions and loan-origination fees, which cover the lender’s costs in processing the loan, to appraisal and credit-report fees, among others. And of course, each loan and each borrower are different. Both banks and brokers have their strengths and weaknesses.

Is it possible to build a submarine, which flies? Can we build a small underwater craft with the latest new innovative materials, which is light enough to fly, but strong enough to withstand the pressures of the ocean? Could that be possible? Well one online think tank is considering that very issue and they have come up with a fewer rather intriguing designs for instance; Manta Ray Concept using floating techniques, ground cushion and expandable strategies to become airborne:

http://worldthinktank.net/wttbbs/index.php?showtopic=1700

Here is another concept they considered back in 1999 and further refined the idea in 2004; It using a sort of hydro foil concept to get airborne and accelerate where the hydrofoils become wings thru a morphing trick using material manufactured memory and/or polymer muscle morphing electrode stimulus:

http://worldthinktank.net/wttbbs/index.php?act=Print&client=printer&f=23&t=431

Water Molecule Alignment for Increased Speed; Submarine Efficiency Idea

http://worldthinktank.net/wttbbs/index.php?act=Print&client=printer&f=195&t=261

Some ideas for mimicking nature in building such a craft;

http://worldthinktank.net/wttbbs/index.php?showtopic=316

Do any of these designs hold water? Are they possible or even relevant? Could we make such a craft now with all the current technology and know how that we have? Is it feasible, even remotely possible? Well if we could the craft would be a spectacular feat of engineering marvel with endless applications. So, what say you? Consider this in 2006.

What is cradle cap? What is the cause?

No one really knows why some otherwise healthy infants develop cradle cap while others do not. Some authorities propose the mother, just prior to giving birth, had a hormone “rush” across the placenta and this energizes the scalp of the newborn and over stimulates the baby’s oil-producing (seborrheic) glands while not being able to slough off the old cells. This messy crust builds up and it’s called cradle cap. What we do know is that it’s not caused by poor hygiene or allergies. It’s not contagious, and it probably doesn’t bother your baby at all, although if it gets severe it might itch.

When this rash occurs on the scalp alone, it’s known as cradle cap. Although it may start as scaling and redness of the scalp, it can extend to the face, neck and arm pits too, and when it does, pediatricians call it seborrheic dermatitis (because it occurs where there are the greatest numbers of oil-producing sebaceous glands). Seborrheic dermatitis is a noninfectious skin condition and is a form of eczema that’s very common in infants, usually beginning in the first weeks of life and slowly disappearing over a period of weeks or months. Unlike atopic or contact eczema, it’s rarely uncomfortable or itchy.

How is it diagnosed?

Cradle cap is diagnosed by physical examination. If it has not improved with simple treatment, other diagnoses should be considered and other tests may be necessary.

How should it be treated?

Generally, cradle cap does not need to be treated as long as it doesn’t bother you or the baby. If your child’s seborrheic dermatitis is confined to his scalp (and is, therefore, just cradle cap), you can treat it yourself. Don’t be afraid to shampoo the hair. In fact, you should wash it (with a mild baby shampoo) more frequently than before. This, along with soft brushing, will help remove the scales.

If frequent shampooing doesn’t improve the cradle cap, or if the rash spreads to your baby’s face, neck and crease areas, call your pediatrician who will probably suggest a stronger scale-dissolving shampoo and also might prescribe a cortisone cream or lotion. One percent hydrocortisone cream is a commonly used preparation.

The following treatments can also be effective although they may need to be repeated to prevent reoccurrences:

* Rub a little olive oil into the baby’s scalp before bedtime. This will allow the oil to soften and loosen the scales. In the morning comb the hair with a fine-tooth comb, or soft brush.

*Rub a small amount of Jojoba Oil into your baby’s scalp. The oil will solubilize sebum or excess oily scalp build up and make it easier to brush or comb away.

Have you heard of Dr Laura? She is the number 1 listened-to female radio host and third overall listened-to radio personality in the nation. The “Dr.” alludes to Dr. Laura’s PhD in physiology from Columbia University and her postdoctoral certification and license in Marriage and Family Therapy.

Through her decades of experience as a couples counselor and radio talk show host, Dr. Laura has come to understand that many women sabotage their relationships through nagging, waspishness, frigidity, and adhering to a double standard that their needs matter while the needs of the men in their lives do not.

Dr. Laura reminds women that a caring relationship takes two and that a woman’s responsibility in a marriage is to look out for the needs of her husband. Dr. Laura strongly urges women who complain about the “unreasonable demands” and “insensitivity” of their men to take a look at their own behavior first. Dr Laura finds from her distressed callers that unreasonable demands made by men in marriage often aren’t so unreasonable. They mostly consist of husbands’ requests for input in mutual concerns, such as decisions about household finances or the raising of children, and their so-called insensitivity is often more a reaction to demoralizing verbal abuse from their wives.

It’s hard to disagree with Dr Laura about what makes a marriage work. It’s certainly not selfishness!

Think about your interactions with your children today. How many things did you notice that they did wrong? What did you do or say to them because of their wrong doings? Have they engaged in the same kind of behavior before? What did you do the times before? Is it working? How many things did you notice your children did right today? If you did take the time to notice, what did you do or say to them? Did you praise or reward them in some way? If so, then read no further and keep up the good work. If you could use a little work on doing this, then read on.

Let’s face it. We parents often neglect to notice the positive things our children do. Rather, we tend to focus on our children’s negative behaviors, because they either annoy us or otherwise make our lives difficult. Have you ever heard the phrase, “that which gets noticed gets repeated?” If all we ever notice is the negative things our children do, then why would they do anything different? It is as if we program our children to believe “if I’m only noticed when I do something wrong, then so be it.”

It is just as important, if not more, to notice our children’s positive behaviors. Remember most behaviors are controlled by their consequences. Some may believe rewarding kids for positive behavior is bribery. We all receive rewards daily for doing things well, at work, at home, and at play. These rewards often motivate us to continue the behaviors for which they were received. Where parents use rewards ineffectively is when they give a positive consequence to stop an inappropriate behavior. For example, “I’ll give you a cookie if you stop whining.” This only encourages the inappropriate behavior. Where as rewarding kids for their positive behaviors is quite the opposite and much more productive.

Using positive reinforcement to strengthen a desired behavior is easy. Just watch and wait for the behavior to occur then reinforce it with praise, a pat on the back or a special privilege. It may go something like this, “David, I really appreciate how you came in the house when I asked and you even did it without a big hassle. You should feel good about being able to do that.” How about, “Wow Jamie, your bedroom looks awesome. You must have worked really hard on it. I bet you worked up a healthy appetite. Why don’t you decide what we have for lunch today.”

Focusing on your children’s positive behaviors could be the most productive parenting change you make if you don’t already do it. Chances are you have been trained like the rest of us to only call attention to the bad things your kids do. This phenomenon isn’t found solely in the parent/child relationship. It is also prevalent in spousal, sibling and employee/employer relationships. When was the last time your boss called you into his office and asked you to shut the door? Was it because he just wanted to tell you what a wonderful job you are doing and how valuable of an employee you are? If so, lucky you. More than likely, it was because he wanted to talk to you about something he thought you could do better or you were doing something wrong. People tend to take positive behavior for granted and punish negative behaviors.

Some parents find it helpful to make themselves a note and then they put it where they can see it often. The note might read, “notice the positive” or “catch’em doing good.” You may also want to consider using The Jar of Consequences a parenting tool I developed to help parents focus on the positive behaviors their children engage in.

Catch your kids being good. It could have a profound affect on the atmosphere in your home. What ever it takes I assure you it will be worth it.

Water is the source of life. It is used for drinking, watering plants, cooking or bathing. Water in gaseous form is called vapor or steam, which is used for powering engines, pressing clothes and also plays important roles in health and relaxation.

Steam baths have been popular for years, though in modern times this turned out to be more a part of the relaxation process. It helps to open pores, relax muscles and increase blood circulation. Nowadays people are often going in for steam treatments, as they provide a therapeutic effect, and soothe and relax the senses. You can get the same treatment right at your place by installing a steam shower.

Steam showers are similar to other showers. The generator delivers steam to a shower enclosure with suitable seals, creating a leisure facility in the privacy of your own home. These showers now can be easily installed in almost any bathroom, and are affordable, too. They include components like a steam generator, steam outlets and steam heads. The generator creates the necessary heat to produce steam. Then the steam moves through the steam outlet in the shower wall and fills the shower area. These steam showers can be installed either in the bathroom vanity, under the floor or in the bench seat.

These showers can also be equipped with CD players, steam-free mirrors, mood lighting and remote controls for heat, music and light. While buying a steam shower, note the difference between saunas and steam heaters. Steam showers produce wet heat, whereas saunas produce dry heat.

So when you want to relax after a busy day or want a fresh start in the morning, then indulge in a warm and soothing steam shower.

Steam Showers provides detailed information on Steam Showers, Residential Steam Showers, Computerized Steam Showers, Steam Shower Design and more. Steam Showers is affiliated with Fabric Shower Curtains .

Have you ever wondered what the difference is between a business that consistently grows and another that struggles just to make ends meet? Or why a business that was started in a basement of a home can outperform some of the best-run “big” companies in sales and profits?

Two businesses, operating in the same marketing arena and selling the same products or services, can have extraordinarily different results. How can one business continually grow and prosper, while the other struggles? How can one business owner run a highly successful business while still spending a good portion of his or her time away from the business on trips and vacations with the family, and another owner work day and night only to see his business fail?

Such questions have always intrigued me. In my quest to answer them, I sought input from successful business owners. I became a student of business. I read every business book I could get my hands on. I enrolled in seminars and courses across the country. I listened to audio and videotapes of some of the greatest minds in business.

What I learned has been truly transformational. In this article, I will impart to you some of what I have learned. For the most part, there is no such thing as a successful or unsuccessful business; there are successful or unsuccessful people, entrepreneurs who run businesses. Becoming a successful entrepreneur requires a certain self-image, a certain mindset. I like to refer to this mindset as the

“5 Habits of Highly Successful Small Business Owners.”

Here they are:

Habit #1: Have a clear vision of their business, and commit their vision to paper

“A man to carry on a successful business must have imagination. He must see things as in a vision, a dream of the whole thing.”

Charles M Schwab, American stockbroker

The chances of your small business’ success improve substantially if you have a clear vision of what you want your business to look like, and what you want it to accomplish for you in the future. Your vision is your dream for the future of your business and it should delineate the path you will take to turn that dream into reality. You need a crystal-clear vision, one that you can communicate clearly, with vitality and a strong sense of commitment. Everyone involved in your business must comprehend your vision and, even more important, must believe in its success as much as you do.

Setting direction and guiding the business toward reaching your vision will make it successful. Vision is the owner’s business philosophy. It’s his “double vision” - his ability to keep the business’ long-term dream in mind while micro-managing the business on a day-to-day, hour-by-hour basis.

Successful entrepreneurs commit their vision to paper. In all my years in business, I have found that not doing so is the single most fatal error a business owner can make. There’s a direct correlation between having a well-thought-out, written vision statement and the success of your business.

Your vision should be a written statement of what your business will be when it is complete. It is a detailed picture of the future - what your business will look like, act like, smell like, feel like, and how it will perform when it is fully developed. Some of the things your written vision statement should include are: (1) the line of business you are in, (2) your company size, (3) the markets it will serve - demographics and psychographics, (4) the number of employees you will have, (5) the number of locations that you will operate from, and (6) what competitive advantages will differentiate your business from your competitors’.

Habit #2: Put the proper systems in place

You need systems to be able to deliver a product or service in a predicable and consistent way. All successful businesses have a “how we do it here” manual, also referred to as a “policy and procedures” manual. Standardize your procedures so that everyone knows what they are and how to do them. These procedures involve production systems for your products or services, systems to deliver those products or services, systems to track new customers or clients, systems to help you keep up with your finances, systems to hire and train new employees, and the list goes on.

Look at the systems that operate within the McDonald’s chain. A McDonald’s in the Bronx operates exactly the same way as a McDonald’s in Palm Beach. It runs just as predictably and profitably in either place. Why? Because there is absolutely no area in which procedures are not specifically spelled out through documented systems. Every procedure is outlined so clearly that anyone can be put into the system and taught to function at an extremely efficient level in a very short time.

Documented systems can make a difference to your own time, as a business owner. Without such systems in place, everything depends on you. If something happened to you, even for a short period, the entire business would be thrown into chaos. With properly documented systems of management and organization, a key employee (even you!) could leave suddenly, and the business would not suffer. You could replace the employee with minimal disruption. As new problems come up, you can adjust the systems you have in place to accommodate the needed changes.

If you set up the right systems from the start, they help run the business. You can be free to spend your time however you wish: more personal time for yourself, more time for your family, your community, and more time to enjoy a richer, more balanced life.

Habit #3: Know what they don’t know and then quickly get the help to fill the void

Most small business owners don’t realize that having an occupation or skill does not necessarily equate to building a successful business around it. It takes different skills to build a business. Let me give you an example. A personal friend of mine, John Chang worked as an engineer for 12 years before he started his own engineering firm. He was considered to be one of the best engineers in his firm before he went on to start his own engineering company. But John had never run a business before, and he did not have the knowledge and skill to operate his new company successfully, despite his engineering expertise. There is a lesson to be learned. The sooner you, the business owner, develop entrepreneurial skills, the sooner you will turn your expertise into business success!

You will need a number of different skills; financial, marketing, management, and customer fulfillment skills are among those required if you want your business to run like a finely tuned machine.

Can you imagine an athlete training for the Olympic competition without a coach? Of course not! Nor can you develop these skills without qualified help. A business coach will help you think in a new way, show you how to stay on track with your plans, and ultimately achieve your vision.

Habit #4: Have a mindset of preeminence

Preeminent (adj.): excelling others, outstanding.

The business owner has to have the mindset to view his business as a product - not the product or service he is producing, but his whole business as the product. It’s an entirely new way of thinking, and as soon as such thinking is adopted in any business, the business begins to make massive leaps forward.

As the business owner, you have to learn how you can give your customers or clients the best possible experience; to enable others to see your business as a trusted, valued, respected, and expert advisor. This mindset can be applied to any type of business. You have the responsibility and the obligation to provide guidance and direction to your customers, and to give them the best short-term and long-term outcome.

Many times, I have seen business owners make one simple, but momentous, mistake. Instead of “falling in love” with their customers, they fall in love with the size of the company, growth of the company, number of employees, or the market share. The way to greatness today is to transfer your ultimate passion away from products and services, and toward people! By doing so you will begin to look at your business as a whole, and any interaction that the customers have with any parts of your business, as part of an overall experience. If you as the business owner are focused on making it the best, most rewarding, most fulfilling, most enjoyable experience for the customer or client, you will dominate everyone else in your business sector.

A strategy of preeminence - of excelling - along with the approach of looking at your business as a whole, is truly transforming. If this is the only idea from these 5 habits that you take to heart and adapt and implement, you will see a significant improvement in your business.

Habit #5: Work on their business, not just in it

The successful small business owner understands the real value and reward that is derived from working on the business rather then just working in the business. She understands that working on the business means viewing her business as a whole. She sees her business made up of various parts that integrate seamlessly to function as a whole.

Working on, instead of “in” the business is strategic work. It is the way businesses transform themselves from vision into reality. It requires asking strategic questions and then doing everything to find answers to those questions.

Smart entrepreneurs do the necessary strategic work, and regularly ask the following questions:

What is my market share?

Who is my ideal customer?

Where is my industry headed?

Who are my competitors?

What are my competitive advantages?

What are other successful businesses in my industry doing?

How do they market their product or service?

What are other successful businesses outside my industry doing?

What is the “experience” my customers are having with my business?

What is the “experience” customers are having at my competitor’s place of business?

“Learn from yesterday, live for today, hope for tomorrow. The important thing is not to stop questioning.” –Albert Einstein

Parents are teachers, too. When it comes to child rearing, one of the most important lessons a parent can teach their youngster is responsible behavior. This means helping the child learn how to interact with others in a way that displays self-respect, as well as respect toward others.

No child comes into this world pre-programmed with good manners and virtuous attributes such as a willingness to share, consideration for the feelings of others, respect for others possessions, respect for authority figures, and a selfless attitude.

Considerate, responsible behavior must be taught while a child is very young so that it is instilled by the time they are older, when irresponsible behavior risks evolving into criminal behavior.

Teaching a child about responsible behavior begins at home. It is accomplished by setting a good example on a daily basis. Parents do this by being conscientious about exhibiting maturity in the ways they deal with other people, react to stressful situations, disagree with others, make choices, etc.

Parents can help their children grow into responsible adults by being a positive role model. Helping them learn how to think, feel, and act responsibly, and to pursue their own interests without becoming insensitive of the needs and feelings of others.

Accountability, fairness, honesty, courage, and respect toward self and others are important character traits. Many parents help instill these qualities by sharing deeply held religious and moral convictions with their children. Showing “why” these attributes are important as a foundation for ethical behavior, even when difficult or not materially rewarding.

Responsible behavior is a cultivated trait. It is a characteristic formed over time, made up of our outlook on life and daily habits. Responsible people behave that way whether or not anyone is watching, and regardless of how others may act.

There are several aspects of responsible behavior that should be highlighted to children. At the top of the list is Respect and Compassion toward others. This should be the corner stone for all other aspects of responsible behavior:

• Honesty
• Courage
• Self-control
• Self-respect.

Respect and Compassion: Responsible behavior is impossible apart from respect and compassion toward other people, as well as other life forms. Compassion dictates kindness and an unwillingness to intentionally cause suffering or pain. Respect dictates basic manners and consideration toward others. Concern is exhibited through both feelings and actions.

Honesty: To be honest means not only telling the truth to others; it means being honest with one’s own self. It means making decisions based upon truth and evidence, not upon self-serving motives or prejudice.

Courage: When a person is courageous, they take a position and do what is right, even when there is risk involved. It means facing duties instead of behaving irresponsibly, recklessly, or carelessly.

Self-control: Self-control is the ability to act responsibly, and resist inappropriate behavior. It involves sticking to long-term commitments, and dealing with anger and other emotions in a responsible manner.

Self-respect: When a child is raised to be honest, courageous, and to exhibit self-control, they automatically learn to respect themselves. It is as they respond to people and circumstances in a responsible manner and learn to make responsible choices that they discover self-respect.

And it is self-respect that will hold your child in good stead as they grow, mature into adults, and then perhaps become responsible parents with children of their own to rear.
